What is an office test fit?

An office test fit is a schematic layout used to test whether a specific space can support a tenant’s working program before the project advances into detailed design.

01

What a test fit answers

A test fit translates a tenant program into a proposed layout inside a specific shell. It helps the deal team discuss headcount, room mix, circulation, key adjacencies, and obvious spatial constraints.

It is most useful while locations or scenarios are still being compared, because it turns an abstract area into a visible planning hypothesis.

  • Can the program fit at a schematic level?
  • What planning tradeoffs are immediately visible?
  • Which questions need deeper technical review?

02

What a test fit does not answer

A schematic test fit is not a permit set, code analysis, engineered solution, professional seal, or construction document. Those require the appropriate licensed professionals and a broader design process.

What Planora adds

PLANORA Presentation combines one office proposal with a furnished plan, branded interiors, film, real 3D and usable delivery files. Decision adds fit and growth analysis, conceptual investment, a preliminary implementation timeline and supporting spreadsheets. Both describe the same design.

Inputs that make it useful

A usable shell plan and a disciplined tenant brief matter more than visual polish. Headcount, room requirements, important adjacencies, known constraints, and a clear review owner reduce avoidable rework.
